Types of Survey Records of Jackson County
One of the duties of the County Surveyor is to maintain and update all the types of survey records for Jackson County. The variety of records include certified survey maps, county survey records, subdivision plats, cemetery plats, PLSS tie sheets or road right-of-way plats. Recorded surveys are indexed by Section, Township and Range.
Types of Surveys
CERTIFIED SURVEY. A map of a parcel of land dividing the parcel into not more than four (4) building sites or lots, or the division of a lot, block or outlot within a recorded subdivision into not more than four (4) building sites or lots, without changing the original exterior boundaries of the lot, block or outlot. Certified Survey Maps shall be prepared by a registered land surveyor and meet the requirements of 236.34, Wis. Stats; and Chapter 18, Jackson County Subdivision and Platting Ordinance. Proposed certified survey maps are reviewed by the County Surveyor and Zoning Departments prior to recording in the Jackson County Register of Deeds Office. PUBLIC LAND SURVEY SYSTEM RECORD (PLSS). The public land survey monument record (tie sheet) shall be prepared and filed with the county surveyor's office as part of any land survey which includes or requires the perpetuation, restoration, reestablishment or use of a U.S. public land survey corner. The U.S. public land survey corner is commonly known as a government corner. The tie sheet identifies the corner as referenced to the PLSS and its location. It is a description of any recorded evidence, monument evidence, occupational evidence, testimonial or any other material evidence considered by the surveyor and whether the monument was found or replaced. At least four witness monuments shall be utilized, these witness monuments can be natural stone, concrete, iron, bearing trees or other durable materials except wood other than bearing trees. STATE DEFINED SUBDIVISION. A division of a lot, parcel or tract of land by the owner thereof or his agent for the purpose of sale or building development where:
(a) The act of division creates 5 or more parcels or building sites of 1 1/2 acres each or less in area; or
(b) Five or more parcels or building sites of 1 1/2 acres each or less in area created by successive division within a period of 5 years.
Proposed state defined subdivision plats are reviewed by the County Surveyor and Zoning Departments prior to recording in the Jackson County Register of Deeds Office. Recorded state defined subdivision plats are available through the Register of Deeds Office.
SUBDIVISION. The division of a parcel of land into five (5) or more building sites or lots all of which are over 1.5 acres in size. All subdivision, which are not State Defined Subdivision, shall be exempt from submission to the State agencies except as required by State law or in special circumstances where the Committee may require that submittal for reasons they have reduced to writing in the minute of an official meeting.
